Its dank, dark, dirty and often forgotten about. But for many Charlotte area homes it is a critical element of the structure of the home. However, because it is a space that is often overlooked, it can lead to a number of problems that affect the home at large. Consequently, it is vital that Charlotte homeowners make a point to include crawlspace inspection on your quarterly “To Do” list.

 

7 TIPS FOR KEEPING YOUR CRAWLSPACE STRUCTURALLY SOUND

If you can’t recall the last time you inspected your home’s crawlspace, then now is a good time to do so. Why? Because having a safe and sound crawlspace can mean lower energy bills, more structurally sound flooring, fewer issues with unwanted animal guests, and a higher resale value.

To ensure your Charlotte home’s crawlspace is all you need it to be, there are several proactive steps you can take. Here are seven to implement:

  • Check often for leaks or standing water. These can cause structural damage as well as provide the perfect environment for mold growth. If you notice frequent problems with drainage or leaks, consider having a sump pump installed.

  • Be sure your vapor barrier is intact. The vapor barrier is essential to preventing water vapor to permeate up through the ground. Not sure if your home has (or needs) a vapor barrier? Give us a call.

  • Be sure any vents or places where air can seep out (pipes, openings, vents, doors, etc.) are sealed. Outside air in the crawlspace can end in mold and wood rot, which will affect your indoor air quality as well as your home’s foundation.

  • Be sure it is cleaned out. Water, debris, and other “junk” can create the perfect environment for not only mold, but by providing the perfect habitat for pests such as roaches, termites and animals such as moles, mice and other small critters.

  • Use spray foam insulation to seal off all nooks and crannies so you can minimize moisture underneath your home (this too, will lower energy costs!). Remember you don’t want to seal up vents completely, you just don’t need excess space around them.

  • Add lattice work or some other type of barrier such as hardware cloth that allows good air flow but keeps animals out.
